Short-term tourist and casual bookings

Last updated: 13 October 2026

Operated by Woolgarlo Leisure Resort Pty. Ltd. ATF Woolgarlo Management Trust ABN 31 375 170 375

1. ABOUT THESE TERMS

These Booking Terms & Conditions apply to short-term tourist and casual bookings for cabins, powered sites, unpowered sites and other guest accommodation at Lake Burrinjuck Resort, 590 Woolgarlo Road, Woolgarlo NSW 2582. Lake Burrinjuck Resort is operated by Woolgarlo Leisure Resort Pty. Ltd. ATF Woolgarlo Management Trust ABN 31 375 170 375 ("Lake Burrinjuck Resort", "we", "us" or "our").

By making or confirming a booking, paying a deposit or other amount, checking in, or occupying accommodation or a site, the person making the booking (the "Booking Holder") agrees to these terms and is responsible for ensuring all guests and visitors in their party comply with them.

These terms are to be read together with the booking confirmation, any rate-specific or booking-specific payment and cancellation conditions, the Lake Burrinjuck Resort Park Rules, our Privacy Policy, safety signage and any reasonable directions issued by management.

These terms apply to short-term guest bookings only. Any long-term casual occupation, annual site arrangement or other arrangement subject to a separate written occupation agreement is governed by that separate agreement.

2. BOOKING HOLDER AND GUESTS

The Booking Holder must be at least 18 years of age and have authority to make the booking for all persons included in it.

The Booking Holder must provide accurate booking and contact information and must tell us promptly if any booking details change.

The number of people occupying a cabin or site must not exceed the number permitted for that accommodation or site. Additional guests or visitors may be subject to additional charges and management approval.

Children must be supervised by a responsible adult at all times.

During quiet hours, from 10:00 pm to 8:00 am, children must be accompanied by a responsible adult whenever away from their booked cabin or campsite, including when using amenities. Quiet access to toilets and other necessary facilities remains available; nothing prevents seeking emergency help.

3. RATES, DEPOSITS AND PAYMENT

All prices are in Australian dollars and include GST where applicable unless stated otherwise.

The deposit, balance due date, minimum-stay requirement and any other payment conditions shown at the time of booking and on the booking confirmation form part of these terms.

A booking is not confirmed until the required deposit or payment has been received and we have issued a booking confirmation.

Any card surcharge or other transaction fee will be disclosed before payment and will not exceed the amount permitted by law.

Amounts outstanding at check-in or during the stay must be paid when requested. We may cancel an unconfirmed booking if a required payment is not received by the due date.

4. CANCELLATIONS, CHANGES, NO-SHOWS AND EARLY DEPARTURE

The cancellation and amendment conditions displayed for the rate or booking at the time of reservation and set out in the booking confirmation apply to that booking.

Requests to cancel or change a direct booking must be made to Lake Burrinjuck Resort. If a booking was made through a third-party booking service, the third party's applicable cancellation and payment conditions may also apply and the guest may need to contact that service directly.

Subject to the Australian Consumer Law and any booking-specific terms, no refund is normally provided for a no-show, late arrival, early departure or an unused portion of a stay where the accommodation or site remains available to the guest.

If we agree to move a booking to different dates or provide a credit, any expiry date, rate difference or other condition advised at the time will apply.

Nothing in this section limits any right or remedy that cannot lawfully be excluded under the Australian Consumer Law.

5. SITE AND ACCOMMODATION ALLOCATION

We will make reasonable efforts to honour a requested cabin, site, location or preference, but specific allocations are not guaranteed unless expressly confirmed as guaranteed.

Where reasonably necessary for maintenance, safety, operational or availability reasons, we may move a guest to another suitable site or accommodation. Where the alternative is materially different, we will work with the guest on an appropriate remedy.

Guests must use the allocated accommodation or site only for its intended purpose and must not sublet, transfer, resell or grant another person a right to occupy it without our prior approval.

A short-term booking grants a temporary licence to occupy the allocated accommodation or site for the confirmed booking period. It does not create a residential tenancy, leasehold or ownership interest.

6. CHECK-IN AND CHECK-OUT

Check-in is from 2:00 pm and check-out is by 10:00 am.

Early arrival or late departure is subject to availability and prior approval and may incur an additional charge.

Guests must leave their cabin or site reasonably clean and tidy, remove their belongings and rubbish, and return any keys, access devices or other resort property as directed.

Bed linen is provided for cabin stays. Guests must bring their own towels.

7. VISITORS

Guests are responsible for the conduct of any visitors they invite to the resort. Visitors must comply with these terms, the Park Rules and management directions.

Management may require visitors to register and may refuse entry to or require the departure of a visitor where reasonably necessary for safety, security, capacity, amenity or compliance reasons.

8. PARK RULES AND CONDUCT

Guests and visitors must comply with the Lake Burrinjuck Resort Park Rules, all safety signs, applicable laws and reasonable directions from management or staff.

The park speed limit is 10 km/h.

Passengers must not ride in ute trays or in boats or trailers being transported around the resort.

Quiet hours apply from 10:00 pm to 8:00 am. Noise must be kept to a reasonable level at all times so it does not disturb other guests or neighbouring properties.

Recreational riding of bicycles, skateboards, scooters and similar equipment, and noisy outdoor games, must stop during quiet hours. This does not restrict the use of mobility aids reasonably required by a person with disability. The electric-scooter ban in section 10 continues to apply at all times.

Threatening, abusive, offensive, unlawful, dangerous or seriously disruptive behaviour is not permitted.

Nuisance door-knocking, harassment, littering and interference with other guests or their property are prohibited at all times.

No fireworks or unregistered vehicles are permitted in the resort.

Smoking and vaping must comply with applicable law and resort signage and are not permitted inside cabins or enclosed shared facilities.

9. PETS AND ASSISTANCE ANIMALS

Pets are not permitted at Lake Burrinjuck Resort.

This rule does not limit the lawful rights of a person accompanied by a genuine assistance animal. We may request reasonable evidence that an animal is an assistance animal where permitted by law.

10. ELECTRIC SCOOTERS, BICYCLES AND MOBILITY AIDS

Electric scooters are not permitted in the resort.

This restriction does not apply to mobility aids reasonably required by a person with disability.

Bicycles and other permitted non-motorised devices must be used safely, comply with the 10 km/h speed limit and applicable helmet laws, and must not be ridden in a way that endangers or unreasonably disturbs other people.

11. ADJOINING FARMING LAND AND RESORT BOUNDARIES

Guests and visitors must remain within the resort and other areas lawfully open to the public.

Access to the farming land adjoining Lake Burrinjuck Resort is strictly prohibited. Guests and visitors must not cross fences, open farm gates, enter paddocks, interfere with livestock, machinery or farm infrastructure, or otherwise enter neighbouring private property without the landholder's express permission.

Parents and guardians are responsible for ensuring children in their care comply with this requirement.

12. FIRES, BBQs AND FIRE SAFETY Fires are permitted only in approved fireplaces or approved fire buckets and only when current fire restrictions and management directions allow.

Total Fire Bans, statutory fire restrictions and emergency directions override any general permission to have a fire.

All fires must be safely supervised and fully extinguished before being left unattended or before departure.

BBQs must be used safely and turned off after use.

If a fire or other emergency occurs, guests must alert management and emergency services as appropriate and follow all emergency directions.

13. POOL, LAKE, BOAT RAMP AND OTHER FACILITIES

Pool hours are generally 8:00 am to 8:00 pm or as otherwise displayed or advised by management.

Children must be actively supervised in and around the pool. Running, bombing, unsafe behaviour and unsupervised children are not permitted in the pool area.

Keep the pool gate closed and never prop it open.

Guests using the lake, boat ramp, fishing areas, fish-cleaning facilities, games room, BBQs, playgrounds or other resort facilities must follow all signage, applicable laws and safety requirements.

Games room: Children must be supervised by a responsible adult. Use equipment carefully and only for its intended purpose, report damage or faults to management, and leave the room tidy.

Please keep amenities building doors shut at all times.

Lake levels, weather, water quality, road conditions, boat-ramp access and other natural or operational conditions can change. Access to particular facilities or activities may be restricted or unavailable from time to time for safety, maintenance, weather, emergency, regulatory or operational reasons.

Guests operating boats or other watercraft are responsible for complying with all applicable NSW boating, licensing, lifejacket and safety requirements.

14. SHOP, CAFE AND OTHER SERVICES

Shop, cafe, games room and other facility opening hours, products and services may vary due to season, staffing, maintenance, supply or operational requirements.

Fishing licences and other products or services are available only when offered by the resort and subject to applicable law and availability.

15. WATER, UTILITIES AND SAFETY NOTICES

IMPORTANT – DRINKING WATER

All water must be boiled before drinking or food preparation.

Guests must comply with any current drinking-water, fire, weather, emergency, utility or other safety notice issued by management or a relevant authority.

Temporary interruptions to electricity, water, communications, internet or other services may occur. We will take reasonable steps to manage interruptions within our control but cannot guarantee uninterrupted availability of third-party or utility services.

16. DAMAGE, CLEANING, LOST PROPERTY AND GUEST BELONGINGS

Guests are responsible for loss or damage to resort property caused by them, members of their party or their visitors, except for fair wear and tear.

Broken or damaged camping and boating equipment must be taken away by guests and must not be placed in park bins.

Reasonable additional cleaning, repair, replacement or recovery costs may be charged or invoiced where accommodation, a site, facilities, keys, access devices or other resort property are damaged, lost, removed or left in an unreasonably dirty condition. Where a payment method is lawfully held on file through a payment provider, the guest authorises reasonable amounts properly payable under these terms to be charged after assessment.

Guests are responsible for securing their own vehicles, boats, trailers, camping equipment and personal belongings. To the extent permitted by law, Lake Burrinjuck Resort is not responsible for loss, theft or damage to guest property unless caused by our negligence or breach of a non-excludable legal obligation.

Lost property is generally retained for up to 3 months. Perishable, unsafe or unhygienic items may be disposed of sooner. Return postage or courier costs are the responsibility of the owner.

17. SECURITY, CCTV AND ACCESS CONTROL

For safety, security and property protection, CCTV cameras may operate in parts of the resort. Access-control systems may also record entry, exit or access events where used.

Guests must not interfere with cameras, gates, access-control equipment or other safety or security systems.

Access codes, keys or credentials issued to a guest are for authorised use only and must not be shared with unauthorised persons.

18. BREACHES OF THESE TERMS AND PARK RULES

For a minor breach, management will explain the concern and, where safe and practicable, give the guest or visitor a warning and a reasonable opportunity to put it right.

Management may refuse entry, end a stay or require a guest or visitor to leave where reasonably necessary and proportionate because of a serious breach, or a breach that continues or is repeated after a warning. Serious breaches may include unlawful or dangerous behaviour, threats or abuse, deliberate property damage, serious disturbance, unsafe or repeated unauthorised access to adjoining farming land or restricted areas, or failure to follow a lawful safety or emergency direction. Immediate action may be taken without a prior warning where reasonably necessary to protect people or property. Management will explain the reason as soon as it is safe and practicable to do so.

Any enforcement action must be lawful and proportionate and must not obstruct safe exit or necessary emergency access. Management may contact police or emergency services where appropriate to address an immediate danger, suspected offence or other safety incident.

Ending a stay does not automatically forfeit all payments. Any refund, amount retained or additional charge must be permitted by these terms and applicable law. Damage and additional cleaning charges remain subject to section 16. Nothing in this section limits rights that cannot lawfully be excluded, including under the Australian Consumer Law.

19. EVENTS OUTSIDE OUR REASONABLE CONTROL

Events such as bushfire, flood, severe weather, road closure, public health measures, government or emergency-service directions, infrastructure failure, telecommunications failure or other events outside our reasonable control may affect a booking or the availability of facilities.

If such an event materially affects our ability to provide the booked accommodation or service, we will communicate with the guest and provide any remedy required by law. Depending on the circumstances and the guest's rights, options may include alternative dates, a credit, alternative accommodation or a refund.

20. AUSTRALIAN CONSUMER LAW

Our services come with consumer guarantees and other rights that cannot be excluded, restricted or modified under the Australian Consumer Law where that law applies.

Nothing in these terms is intended to exclude, restrict or modify any right, guarantee, remedy or liability that cannot lawfully be excluded, restricted or modified.

21. PRIVACY

Personal information is handled in accordance with the Lake Burrinjuck Resort Privacy Policy. By making a booking, guests acknowledge that information reasonably required to process and manage the booking may be provided to booking, payment, communications, technology and other service providers used by the resort.

22. CHANGES TO THESE TERMS

We may update these terms from time to time. The version applicable to a confirmed booking will ordinarily be the version provided or made available at the time of booking, except where a change is required by law or is reasonably necessary for safety and does not unfairly alter the guest's substantive booking rights.

23. GOVERNING LAW AND CONTACT

These terms are governed by the laws of New South Wales, Australia.
